The llms.txt file is a proposed standard from llmstxt.org for telling large language models which pages on a website matter most. Think of it as robots.txt or sitemap.xml, but designed for AI agents rather than search-engine crawlers. Robots.txt tells crawlers what they can and cannot fetch. Sitemap.xml tells search engines about every URL in mechanical detail. The llms.txt file does something different: it gives an AI a short, curated map of the site's most important content, in a format the AI can read efficiently.
The file is a plain Markdown document. An H1 names the site. A blockquote summarizes what the site is in one paragraph. Then a series of H2 sections each contain a bulleted list of the most important pages, with each bullet formatted as [Title](URL): description. AI agents that follow the standard can fetch this single file, parse it in milliseconds, and route their attention to the right pages instead of crawling everything.
Why does this matter for RealtrAI? Because the way real estate professionals discover software is changing. A growing share of buying-decision research now happens through ChatGPT, Claude, Perplexity, and similar tools.
